COVID 19 - Effects on Real Estate



Well - The Coroavirus is here and it's effecting everything and everyone in it's path. Right now, settlements are happening as scheduled but they do look a little different. This is the first time in history I haven't been able to attend settlements with my buyers and sellers but it's best to limit the number of people at the table. Most title companies have made policies to accommodate this situation including extensive disinfecting of the settlement table before/after each settlement and supplying new pens to each signer. Many of them are sending the packages over to the signers for review prior to settlement so they only have to come to the office for 10 minutes to sign in an environment that was just disinfected. There is a new bill that has been presented for review that would allow electronic signatures at settlement during this difficult time but that has not been solidified. 

For the most part, your contacts during the home buying process can be remote if needed including your insurance/title/lender contacts. 

The inspection and appraisal process are in person. Most inspectors are requesting that they be allowed to inspect the property by themselves and will provide a full report with pictures upon completion.
