Should I Buy New Construction?
The short answer is that it really depends on what you're looking for and if it's obtainable with either a new or 'old' home. Lean on your Realtor for guidance and make sure you vet all your options before committing to one of the other, after all, you may be living there for quite some time so make sure you're comfortable with your final decision.
Here's some Pro's and Con's to consider:
PRO's of New Construction:
- You can get EXACTLY what you want
- You should have relatively low maintenance for about 15-20 years since your major appliances are brand new
- Your community may have modern amenities not seen in older communities
- Your home will most likely be more efficient with today's building code in place
CON's of New Construction:
- To get exactly what you want you may be paying way over 'sticker' price. Every upgraded amenity will come with a price tag
- You may not be able to customize your floor plan. Some builders have exact drawings that have already been approved by an engineer and the county and they are not willing to make any modifications to those to fit your individual needs
- You sometimes loose the 'charm' that can come with an older home. You can't replicate original wood features or vintage appeal with new construction
- Sometimes it's harder to build equity at a rapid pace with new construction, especially if you added a lot of those pricey features that increased the price of your new build excessively. When you go to sell, you may not see the best 'bang for your buck' depending on market conditions
There are pro's and con's to both options, make sure you keep engaged with your Realtor and your builder. The best thing you can do is to marry your Realtor and builder into the process together so you remain fully protected and guided through the process.
