Time to Start Thinking About that Beach House!

If you're in the Delmarva area it's time to start thinking of the beach! If you're thinking of buying a vacation home at the beach here's some things to think about:

  • Make sure you speak to your lender first! If this is your second home you may need to bring more money down to the table and your interest rate may not be the 'standard' rate.
  • Make sure you hire a Realtor who's familiar with the specific area you're looking at. They will know the neighborhoods that might yield you the best Summer rental income.
  • Proximity - Make sure you pick an area that drives high traffic and is a 'hot spot' where vacationers want to be!
  • Do you want a fixer upper or something turn key? Many beach neighborhoods have some smaller homes that are lovingly referred to as 'sugar shacks'. These might need some rehab work. How much work are you willing to do and what are you comfortable with?
  • Condo/Single Family/Townhome? There are benefits to all of them individually. Do you want to hire someone to perform your lawn care etc while you aren't there or would you rather pay high condo fees to ensure everything is tended to?
  • Pay attention to land leases! Some beach neighborhoods are on leased land. Make sure you educate yourself on the cost of that and what that includes so you know what you will be adding to your monthly mortgage costs.
  • Tour the area! Spend the night in the area you're interested in so you can see if you really like that area and if you think the town in conducive for visitors.
