Ways to Make Your Offer Stand Out in a Competitive Market as a Buyer!
The Maryland market is hot right now and you could be up against several other offers depending on the area you're buying into! As a buyer it's important your agent knows how to get creative with your offer!
I can't give away all my secrets on how I get my clients offers accepted but I can tell you that in a seller's market as strong as it is today you, as a buyer, need to be mentally prepared to have to give things up to get into the house of your dreams.
Make sure you're in a financial and emotional position to start the process. In this market, it's very difficult to negotiate seller concessions to help you with cash at closing where as last year that was a pretty normal expectation.
Use the help that's available to you! There are still plenty of grant programs out there that are pumping out money for first time buyers if they are qualified. They are absolutely a pain in the butt and can have negative aspects to them but they are there when they're needed!
Along with a creative Realtor, you also need a creative lender. One who will strategize with you to make your offer the strongest on paper that it can be.
Finally, if you're buying and selling in the same market make sure you keep in mind the tribulations of your own home sale when you're buying your next home. A respectful transaction goes a long way and will build a trust within the transaction where both parties genuinely want to make sure the other one is happy with their purchase.
